Buying and operating ski areas directly — lift infrastructure, grooming, snowmaking, and the on-mountain guest experience that drives visitation.

Ski-in/ski-out retail, hospitality, and commercial development at the base area — the built environment between the parking lot and the lift.

Workforce & Attainable Housing

Housing for the people who run the mountain. The binding constraint on staffing and service at almost every resort we've studied.

Hospitality & Four-Season Programming

Lodging and recreation that keeps a mountain town solvent in June as well as January — mountain biking, events, and shoulder-season demand.

The site has to

Before we spend a season on a market, it has to answer these in order — each gate harder to clear than the last.

Snow reliability

Base elevation, average annual snowfall, and existing snowmaking coverage — the physical floor under everything else.
